Questions on the process:

  • Do I get charged for your service? 
    Our Service is free of charge 
  • Do I have to pay any estate agent or solicitor fees? 
    Only if you have a pre-arranged contact with an estate agent. We recommend a solicitor to act on your behalf and cover the fee in full. If you select your own solicitor we pay £400 towards their fee subject to completion.
  • How fast can the sale be? 
    Subject to cooperation 2 -4 weeks from start to finish. However, should the need arise we can move much faster.
  • When do I have to move out? 
    Subject to agreement you can stay in the property as a long or short term tenant. 
  • What do you pay for properties? 
    As a cash buyer we pay 75% to 80% of open market value. 
  • How do you determine the value of my house? 
    Our valuations are carried out but qualified surveyors who are members of The Royal Institute of Chartered Surveyors.

Questions on renting back: 

  • How long can I rent the property back for? 
    For as long as you like! We are interested in securing long term tenants but can arrange short term tenancies all tailored to suit your needs. 
  • What type of tenancy agreement will be used? 
    We use standard 12 month AST (Assured Tenancy Agreement). When shorter terms are required we offer 6 months AST. 
  • How much will my rent be?
    We always try and tailor a rental solution to fit your financial situation. 
  • When is rent payable? 
    Monthly in advance. 
  • Is there a deposit payable when renting back? 
    Usually no deposit is payable. However, we reserve the right to charge a deposit if the tenant is under 25 years of age. 
  • What costs do I have to pay as a tenant? 
    Council Tax, Home Contents Insurance. Household bills. We pay buildings insurance, and provide a contract to cover gas, electrical and drainage problems. 
  • How long are your offers valid for? 
    14 days. We can extend his but reserve the right to amend the offer.

  • I don't need to sell quickly - could you still help me? 
    Yes. We can fit in with your requirements. 
  • What if my property is in a poor condition? 
    not a problem. We can buy property that requires work and modernization. 
  • I have received an eviction notice - can you still help me? 
    Yes but you must act quickly and we can work to put you back on your feet.
